Property Management Programs:
FULL-MANAGEMENT: The fee for these services is based upon the number of units managed. 1-5 units, the fee is 10% of the monthly rent collected plus 1/2 months rent for rent-up. Six or more units please call our office for a quote.
RENT-UP:This service includes some advertising, showing of the unit, screening & processing of credit reports, completing all necessary paperwork and collecting first months rent & security deposit. The fee for these services is one months rent. Once the tenant moves in, the owner assumes management of the property.

Tenant Screening: We will fill your vacancy with tenants who are thoroughly screened for credit, employment, past rental history, and other references. We also personally interview each and every qualified applicant to ensure only the most qualified tenant is chosen.
Rent Collection/Eviction: We will enforce all rules and regulations. We take care of all tenant disputes, service of all notices, evictions, as well as collections. We will gladly advise you of your options to reclaim your property and or any lost rent.
LIST OF SERVICES
- Place a yard sign in yard, putting the Realtors® name to work to maximize exposure of your property to the public.
- Take photos of the property, inside and out and advertise the property on internet. Produce flyers, contact real estate agents and relocation agents, rental agencies (advertisements in the local newspaper is at the owners expense).
- Show your property to potential tenants by appointment.
- Verify potential tenant's history by running a credit check, employment verification and an income verification. Review bank statements and/or tax returns if necessary. Only qualified tenants will be allowed to rent your property.
- Provide a thorough move-in inspection of the property, with the new tenants.
- Establish and fully explain the policies and procedures involved in renting or leasing your property.
- Collect all security deposits, pet deposits, rents, late fees as required to keep your properties profits rolling in.
- Administer lease renewals, renegotiations, and when necessary terminations.
- Maintain property through the use of local maintenance and repair companies, licensed and bonded when appropriate. If major repairs are needed we will get at least 2 bid on the work from local licensed contractors. All invoices are paid and deducted from the owner's rental income received that month.
- Provide monthly account statements that include copies of all repair invoices. Provide annual statements for your tax purposes by the end of January.
- Provide a complete move-out inspection on your property. Charge the tenant with the appropriate costs to get the property back in shape for the new tenants.
- Review monthly rent and adjust higher as allowed by local market conditions.
